We collect only what you deliberately send us — the name, email and message in a contact form, a property enquiry, or a professional application. What you do inside the app (pages viewed, saved properties, searches) stays in your own browser on this device. The only thing that leaves it is an anonymous daily tally — a count of how many times a page was opened or a tool was run, with nothing attached that identifies you or your device; section 6 sets out exactly what it holds. We do not sell personal data to third parties under any circumstances.

Right now, none of that happens. What you type into a form reaches us by email so we can reply to it — that is all. There is no profiling, no personalised search, no marketing list, and no server storing what you did. The only thing we count is described in section 6, and it is anonymous. If this ever changes, this section changes first, not afterwards. If you publish a listing, what you put in it becomes public — including your name and, if you fill it in, your phone number. The phone number is optional; without it, enquiries reach you by email. You can delete a listing from your account at any time.

During Early Access EstateFlow Global runs entirely in your browser: saved properties, searches and your language choice are stored on this device, not on our servers. Messages you send us travel over an encrypted connection (TLS) and arrive by email at hello@estateflow.global. Server-side accounts are not live yet — when they launch, data will be hosted in the European Union and this section will be updated before that happens, not after.

Under GDPR you have the right to: access your data, correct inaccuracies, request deletion ("right to be forgotten"), export your data in a portable format, and withdraw consent at any time. To exercise these rights, email hello@estateflow.global.

EstateFlow Global sets no cookies — none at all. What we use instead is your browser’s own local storage, and everything in it is either strictly necessary for the service or a preference you set yourself by pressing something. Because of that, no consent banner is shown: there is nothing to consent to. The full inventory — what is stored, for how long, how to remove it, and the one third party that sees your IP address — is in our Cookie Policy, linked at the bottom of every page.

To check and improve how the application performs, we analyse the following: the number of daily visits, the pages that were opened, the tools that were used, and which interface languages were used. No IP address, no identifier, no cookie, no account link, no free text: nothing that could be traced back to you, and nothing from which a single person’s session could be reassembled. Two visits from you and one each from two other people are indistinguishable — the counter simply reads 4. The list of countable events is fixed in our code, so the app cannot invent new ones, and the daily totals are deleted automatically after 40 days. Because nothing in them identifies anyone, there are no “your data” in this section to access or erase under section 4.

Besides the counting above, we measure how visitors move through the site: which page was opened, which page came before it, what language the interface was in, and at which step of a task someone stopped. We do this on our own account. No cookie is set for this, and nothing is written to or read from your device. Your browser sends the measurement to our own server, which passes it on. Your IP address is shortened before it leaves us and stays safe. Unlike the counting in section 6, this measurement carries a per-visit dimension, so we do not claim it is anonymous. It rests on our legitimate interest in knowing whether the product works, and you may object at any time. If your browser sends a “Do Not Track” or “Global Privacy Control” signal, we stop before measuring anything — you do not have to ask us. It is kept for at most 25 months. What you type, your account and your email address never leave, and visitor profiling is switched off.

EF Concierge and the AI tools — the photo renovation estimator, the floor-plan reader, the description writer, the contract checker and the interior designer — cannot answer without passing on what you gave them. Concretely: the text you type, the property details you fill in and the photos you upload travel through our own server to the provider that produces the answer and sends it back. The interior designer’s images are the exception: those are produced by a different provider, also through our own server. We keep none of it: a conversation lives only in your browser tab and is gone when you close it, and your photos are not stored on any server of ours. We have not agreed to any use of your content for training models. The only thing we record is which subject was asked about — one of a short, fixed list (valuation, legal, renovation, rent, costs, professionals, other) — counted exactly as described in section 6, with no text. If we ever add another provider, this section changes first, not afterwards. One practical note: the assistant does not need your name, your address or your documents in order to help, so there is no reason to type them.

If you take out a subscription, the payment itself happens on the service provider’s own page, not on ours. Your card number never touches our servers and we never see it. What we send the provider is your email address, your name and an internal account number; the billing address and any VAT number you enter yourself, on their page. What we keep is only what tells us what you are entitled to: your customer and subscription numbers with the provider, the plan, the billing cycle, the status and the date the current period ends. No card data, ever. Closing your account (section 4) cancels the subscription and erases those rows from our database. The service provider keeps the payment and invoice records for as long as tax law requires — that is a legal obligation, not a choice of ours.

This policy explains what EstateFlow Global stores on your device, what it is for, how long it stays, and how you remove it. It complements the Privacy Policy, which explains what we do with personal data on our own servers.

It applies to estateflow.global and to every page under it, in all languages.

EstateFlow Global sets no cookies. Not our own, not a third party’s. Nothing on this site writes to document.cookie, and after a full page load the cookie list on your device is empty.

There is no advertising pixel, no session-recording tool and no cross-site tracker. There is no advertising network of any kind.

We do measure our audience. It sets no cookie and stores nothing on your device, so Article 5(3) of the ePrivacy Directive is not engaged by it. The measurement travels through our own server, which shortens your IP address before passing it on. It is described in section 7 of the Privacy Policy, and you can object at any time — or simply send a Do Not Track signal, which we obey.

Separately, we also count how many times things happen in aggregate, on our own server, with no identifier attached — that is described in the Privacy Policy too.

What we use instead is your browser’s own memory: local storage and session storage. The practical difference matters: a cookie travels to the server with every single request, whereas local storage stays on your device unless the page itself reads it.

Strictly necessary. Your session token, the language and theme you chose, the moment of your last synchronisation, and the counters that keep your monthly allowances honest. Without these the service you asked for does not work: you would be signed out on every reload and the site would return to English on every visit.

Preferences you set yourself. The listings you saved, your saved searches, your notification choices, the country filter, and which banners you have closed. None of these is written on its own — each appears only after you press something.

How long. Session storage disappears when you close the tab. Local storage stays until you delete it or clear your browser data; the monthly usage counter carries the month in its own name, so it retires itself on the first of the following month.

None of it identifies you to anyone else. It is not sent to third parties, it is not used for advertising, and it is not combined with data from other sites.

Consent under the ePrivacy Directive is required for storing or reading information on your device — unless that storage is strictly necessary for a service you explicitly requested. Everything in the previous section falls into that exception: it is either required for the service to function, or it exists only because you performed an action that asked for it.

We therefore do not show a consent banner, because there is nothing to consent to. We consider a banner that asks permission for storage that needs none to be worse than none at all: it trains people to click through without reading, and it makes a real request for consent, on some future day, indistinguishable from noise.

If that ever changes, the banner appears before the thing it asks about. Not after.

One external service is contacted by your browser when a page loads. It stores nothing on your device, but it receives your IP address, which is personal data.

A photo library provides the background photographs and the photographs of our sample listings. That is the whole list on an ordinary page load.

Two more are contacted only if you use the feature that needs them: the map provider when you open a map or look up an address, and the video platform when you play a virtual tour. If you never open a map, your browser never speaks to them.

The typefaces, the icons, the map library and the charts used to come from external networks. Since 5 September 2026 they are hosted by us, so no request goes out to them any more.

We do not send anyone anything about you beyond what your browser sends by itself in order to fetch a file: your IP address, the page you came from, and your browser type. They set no cookies on our pages.

Clearing the site data for estateflow.global in your browser removes every item listed above. You will find the option in your browser’s privacy settings, or by tapping the padlock next to the page address.

Nothing breaks. You will be signed out, the site will return to your browser’s language, and your saved listings will disappear from that device — but if you have an account, they are on our servers too and come back when you sign in.

Browsing in a private or incognito window means nothing is kept after you close it.

To delete what is on our servers, not on your device, use the account panel: it exports everything as a file and deletes it permanently. See the Privacy Policy.

The date at the top of this page says when the current version took effect. If we ever begin to use cookies, or add a service that stores something on your device, this document changes before that happens, not after — and where the law requires consent, you will be asked for it.

By accessing or using EstateFlow Global you agree to these Terms of Service. If you do not agree, please do not use the platform. These terms apply to every visitor, registered user and professional listing a business on EstateFlow Global.

EstateFlow Global is an information and discovery platform for properties and services in the property market. We provide AI-assisted valuations, renovation and mortgage estimates, market data, legal guides and a directory of independent professionals. EstateFlow Global is not a real-estate agent, broker, lender, valuer or law firm, and is not a party to any transaction between users.

EstateFlow Global is intended for adults. You must be at least 18 years old to create an account, publish a listing or take out a paid plan.

You may use EstateFlow on behalf of a company or an agency, in which case you confirm that you are authorised to accept these terms for it; you accept them yourself and on its behalf.

We do not knowingly collect personal data from children. If you believe a person under 18 has created an account, write to hello@estateflow.global and we will close it.

Opening an account. You need a valid email address and accurate details, kept valid and up to date. An account belongs to one person or one business; do not share, lend, sell or transfer it.

Your password. Keeping your password confidential is your responsibility. If you believe someone else has obtained access to your account, change the password and tell us at hello@estateflow.global.

Suspension and closure by us. We may suspend or close an account used to break these terms, the law, or the rights of others. We will give you the reason, in writing, no later than when the measure takes effect, and you may reply to us at the address above. Where you use EstateFlow in the course of a business, we will give the reason before a suspension takes effect and thirty days notice before we end the service, except where the law allows us to act sooner.

Valuations, renovation costs, ROI figures and affordability results are indicative estimates generated from market data and your inputs. They are not a bank valuation, a survey, tax or legal advice, or an offer of finance. Always confirm important decisions with a qualified local valuer, lawyer or financial adviser before you act.

What stays yours. The documents, photographs, floor plans and text you upload remain yours. We claim no ownership of them.

What you allow us to do. You grant us a limited, non-exclusive, royalty-free licence to process that material for the sole purpose of producing the result you asked for, and to transmit it to the provider whose model generates that result. The licence covers nothing else and ends when the request ends. Your material is not used to train models, and we have agreed no such use with our providers.

What happens to the files. Files you submit to the AI tools are read at the moment of the request and are not written to any database, file store or backup of ours. Content you choose to publish is stored, because publishing requires it, and you can delete it at any time.

What you confirm. By uploading, you confirm that the material is yours or that you are otherwise entitled to submit it, and that doing so breaches nobody rights and no duty of confidentiality. Do not upload documents concerning other people unless you are entitled to disclose them; where they contain someone personal data, having a lawful basis to share them with us is your responsibility.

Property listings, professional profiles and other third-party content are provided by the parties who post them. EstateFlow Global does not own, inspect or guarantee this content and is not responsible for its accuracy, availability or the conduct of any agent, seller or professional you contact through the platform.

How to tell us. Every listing on EstateFlow carries a Report button. Use it if you believe what you are looking at is illegal: a scam, an unlawful offer, a discriminatory advertisement, photographs that belong to someone else, or another person’s data. Anyone can report; you do not need an account.

What happens next. You get a reference number straight away. If you left an email address, we confirm receipt at that address and write to you again with what we decided and why — whether we remove the content or your report turns out to be unfounded. If we take something down, we tell the person who published it, with the reason and how they can contest it.

How we decide. We look at every report ourselves; no automated decision removes content on this platform. We remove what is unlawful or breaks these terms.

Reports made in bad faith. Repeatedly reporting content that is plainly lawful is itself a breach of these terms, and we may suspend the account or address used to do it. If the button does not fit your case, write to hello@estateflow.global with a link and an explanation.

You agree to provide accurate information, to use EstateFlow Global only for lawful purposes, and not to scrape, resell or misuse the platform or the data within it. If you list a business, you confirm you are entitled to do so and that your details are truthful and kept up to date.

Ours. EstateFlow, its name, logo, interface, software, legal guides, market analyses and the compilations of data behind them belong to Renman Hometime Ecomanage S.L. or are licensed to us, and are protected by copyright and by the database right. A subscription gives you a personal, non-transferable right to use the platform. It transfers none of those rights.

What you may do. You may read, print, save and quote our guides and the reports the tools generate for you, for your own purposes, including a purchase, sale or letting you are involved in, and share them with your adviser, agent or notary. Quoting them elsewhere is fine with attribution to EstateFlow.

What you may not do. Republish our guides or analyses systematically, resell them, or use them to build or feed a competing service. Extract or reuse a substantial part of our databases — substantial in volume or in value — whether at once or repeatedly, by any automated means.

Yours. What you publish stays yours. By publishing it you grant us a non-exclusive, worldwide, royalty-free licence to host, display, resize, index and translate it so that it can appear on EstateFlow, for as long as you keep it published. Delete it and the licence ends, except for copies already taken by search engines or other third parties, which are outside our control.

Images processed by the AI Interior Designer. These are visualisations, not renovation plans, and they are labelled as AI-generated wherever they appear. Whether such an image attracts copyright at all is unsettled in European law; we claim nothing over it and place no restriction on your use of it.

Plans and prices. Paid plans are subscriptions, billed in advance, monthly or annually, at the price shown on the Pricing page when you subscribe. Prices are in euro. Before you confirm, we show you the total you will be charged, including any tax that applies to you.

Payment. Payment is handled by the service provider, on its own page. Your card details never reach our servers. The Privacy Policy says what we send them and what we keep.

Renewal. A subscription renews automatically for a further period of the same length until you cancel, and we charge on the day the new period begins.

Cancelling. You can cancel at any time from your account. Cancelling stops the next renewal; the plan stays active until the end of the period you have already paid for. We do not refund a period already begun, except under the right of withdrawal below.

Right of withdrawal (consumers). If you are a consumer, you have fourteen days from the day the contract is concluded to withdraw from it, without giving a reason. You can withdraw using the withdrawal function in your account, or by any unambiguous statement sent to hello@estateflow.global. Because your plan becomes usable immediately, you expressly ask us to begin the service during the withdrawal period; you keep the right to withdraw, and you owe only an amount proportionate to the part of the period you used before withdrawing. We reimburse the remainder within fourteen days of being informed, by the same means of payment.

Price changes. We will tell you at least thirty days before a price change takes effect. If you do not accept it, you can cancel before it applies, and the change will not be charged to you.

If a payment fails. The provider retries for several days and your plan stays active meanwhile. If payment still does not succeed, the plan returns to Free. Nothing you have saved is deleted.

EstateFlow Global is provided "as is". To the fullest extent permitted by law, we are not liable for indirect or consequential losses, or for decisions made in reliance on estimates or third-party content. Nothing in these terms limits liability that cannot be limited under applicable law.

Duration. These terms apply for as long as you use EstateFlow. An account lasts until you close it or we close it under the section on your account.

Closing your account. You can delete your account at any time, from your dashboard. Deletion is immediate and cannot be undone: your account, your sessions and everything you saved are erased, and we keep no copy. Deleting your account also cancels any active subscription.

What does not disappear. Email you have sent us remains in our mailbox, as received correspondence does. Payment and invoice records are kept by the service provider for as long as tax law requires; that is a legal obligation, not a choice of ours. Listings you published and then deleted may still appear for a time in search engines we do not control.

What survives the end. The sections on intellectual property, on limitation of liability and on governing law continue to apply to use that took place before the account was closed.

Why they change. We may change these terms when the platform changes, when the law changes, or to make something clearer. We do not change them retroactively: whatever version was in force when you did something is the version that applies to it.

How you find out. The date at the top of this page always says when the current version took effect. Where a change materially affects your rights or your obligations, we will tell you by email, to the address on your account, on a durable medium, before it takes effect.

When a change takes effect. A material change takes effect no earlier than fifteen days after we have notified you, and the same fifteen days apply if you use EstateFlow in the course of a business. A change required by law, or needed to address a security risk or to stop abuse, may take effect sooner; we will still tell you, and we will say why.

If you do not accept it. You can close your account, or cancel a paid plan, at any point before the change takes effect. If you cancel a paid plan for that reason, we refund the part of the period you have paid for and will not use. If you keep using EstateFlow after a material change has taken effect, the revised terms apply to that use.

Corrections. Fixing a typing error, a broken link or a section number is not a material change and does not start the notice period.
