⚠️ What costs you money if you miss it
Letting long-term exempts the property from the annual property tax. A holiday home left empty pays it; the same home on a long lease does not. For a foreign owner who uses the place a few weeks a year, that changes the arithmetic entirely.
Tourist letting needs a categorisation decision first. Without rješenje o kategorizaciji you may not let to guests at all. It is also a different tax regime — a flat amount per bed per year, not a percentage of what you earn.
