⚠️ What costs you money if you miss it
The rent is not yours to choose. Since the Affordable Rent Act the WWS points count is compulsory for every new contract: you must give the tenant the assessment and set the rent by it. Floor area, energy label and WOZ value all move the number.
Charge above what the points allow and the tenant can have it cut. The Huurcommissie will lower the rent to the legal maximum — and the overpaid amount goes back. Limits for 2026: €932.93 social, €1,228.07 mid-market.
The deposit is capped at two months’ base rent and must come back within 14 days of the keys — 30 if there is something to deduct, and then you must itemise it.
