⚠️ What costs you money if you miss it
The DDT is a bundle, not one certificate — energy, asbestos, lead, termites, gas, electricity, natural risks. One missing or expired item and the buyer can come back at you after the sale.
Your main home is exempt. Everything else starts at 36.2% — 19% income tax plus 17.2% social charges. Relief builds with time, but it only reaches zero after 22 years for the tax and 30 for the social charges.
Overstate a flat’s surface and the price comes down. If the measured loi Carrez surface is more than 5% below what the deed says, the buyer can demand a proportional refund — for a year after signing.
