⚠️ What costs you money if you miss it
Superbonus works reset the clock to 10 years. Normally the 26% gain tax only applies if you sell within 5 years. If the building had Superbonus works, it is 10 years from their completion — even if it was your main home.
The property must match its cadastral plan. A closed-in balcony or a moved wall that was never registered has to be regularised before the deed — the notary will not sign around it.
In Italy the agency is usually paid by both sides. Buyer and seller each pay their own commission — unlike Spain, where the seller normally carries it alone. Agree the percentage in writing before you sign anything.
