⚠️ What costs you money if you miss it

Non-resident seller? The buyer keeps 3% of the price and pays it to Hacienda (Modelo 211). It is an advance, not a tax — you claim the difference back with Modelo 210.
Plusvalía municipal is legally yours to pay, but who actually pays it is negotiable. Settle it in the arras contract, in writing — not at the notary.
You must hand over a community debt certificate at the deed. Debts you leave behind pass to the buyer — and come straight back to you.
