⚠️ What costs you money if you miss it

The 15% capital gains tax is suspended until 31 Dec 2026. It has been renewed every year since 2014, but there is no decision yet for 2027. If your sale might slip into next year, check again before you sign.
No engineer certificate, no sale. A civil engineer must certify there is no unauthorised construction, and the property needs its Electronic Building Identity. An unlegalised extension stops the deed until it is regularised — that takes months, not days.
An ENFIA debt blocks the deed. You need a certificate showing the property tax is paid for the last five years — start it early, not the week before signing.
